Almar Acres Association, Inc. is a non-profit mutual benefit Corporation which owns approximately 9.5 acres of land located at:

The property includes 184 sites. 182 sites are individually leased through a proprietary lease.
Almar Acres is an adult, 55 and over recreational park. It is classified as a nine (9) month Extended Occupancy Park pursuant to Riverside County Ordinance # 348. No member may use this park as a permanent address.
The shareholders (Members) of the Corporation receive a right of exclusive occupancy in a portion of the real property. Therefore the owner of a Membership must enter into a Proprietary Lease with the Association, hereinafter referred to as the 'leaseholder'. This lease is a perpetual lease, automatically renewed every five years. These leases can be assigned and transferred. Two sites are held by the Association, one for the mailbox area and the other for the on site caretaker.
The Association is governed by a seven-person Board of Directors who are elected annually at the Membership Meeting pursuant to Civil Code § 1363.03.
A clubhouse, for the use of all members, is easily accessible. We have a variety of activities ranging from Saturday night dinners, some with entertainment, to aerobic exercise in the clubhouse, also including but not limited to morning water aerobics. Our large swimming pool and two hot spas are fed with natural hot mineral water. Other common areas includes a billiard room and laundry facilities, recently updated with high efficient front-loading washers.
The current monthly assessment is $216.00 from 11/01/2020 and $10.00 per month water fee. Billings occur quarterly, on the first of February, May, August and November. Each site has its own electric meter and electricity is billed on the quarterly assessment billing.
All transfers of memberships are subject to prior approval by the Board of Directors. The Membership purchase cost is on an individual basis privately negotiated between the buyer and the seller, and not subject to Board approval.
